Buying beyond the UK?

United Kingdom
Three markets, three taxes. England & NI runs SDLT in bands from 0% to 12%, with +5% on an additional property and +2% on top if you buy from abroad: on £600,000 that surcharge alone is £12,000. Scotland runs LBTT with an 8% ADS surcharge. Wales runs LTT on its own higher-rates table and has no first-time-buyer relief.
Netherlands
Investors pay a different rate than owner-occupiers, over the full purchase price, and flat rather than banded: 2%, 8% or 10.4% for non-residential. BRIX Calc handles it, including all acquisition costs.
United States
There's no national rate: it varies by state and county. You enter your local rate, and BRIX Calc runs it alongside the US closing costs (including the origination fee on your loan amount).
Spain
Resale or new-build flips your entire tax: ITP by region (6% in Madrid, rising to 13% in Catalonia and the Balearics) or 10% VAT + AJD; 7% IGIC in the Canaries. The tool knows the difference and shows the municipal plusvalía on sale as a separate layer.
Dubai
The DLD fee is 4% for resale and off-plan alike. The difference is everything around it: buy off-plan and the developer pays the agent commission. Tick "off-plan" and your acquisition costs switch with it. All in AED.
Switzerland
Transfer tax is cantonal: 0% in Zürich, up to 3.3% in Neuchâtel. And on sale BRIX Calc shows the Grundstückgewinnsteuer as a separate layer: your net profit after exit tax. All in CHF.
Australia (NSW)
New South Wales calculates stamp duty in bands (1.25%–7%). On top of that comes an annual land tax that weighs on your cash flow every year, which most other markets do not have. BRIX Calc includes both, in AUD.
Aruba
Two-tier since 2023: 3% up to Afl. 250,000 and 6% on the excess. BRIX Calc applies the bands automatically and adds Dutch-style notary costs. Everything in Aruban florin (Afl.).
Curaçao
A flat 4% of the purchase price, plus Dutch-style notary and registration costs. The annual property tax flows into your operating costs. BRIX Calc calculates in the new Caribbean guilder (Cg).
Bonaire (Caribbean NL)
The Caribbean Netherlands levies 5% on purchase, plus an annual property tax on rented property of effectively around 0.9% of the value above the exemption. And you simply calculate in US dollars.
