Pricing & subscription
Can I use BRIX Calc for free?
Yes. You can start free immediately: no card, no obligations. With a free account you can run unlimited calculations and save one project, in both calculators. Unlimited saved projects, scenario analysis, extra cost items, more financing parts, the PDF download and premium support all require a PRO subscription, monthly or six-monthly, cancel at any time. The pricing page shows the current rate. No trial needed: free stays free.
Can I cancel anytime?
Yes, you can cancel your subscription at any time. There are no hidden costs or long-term contracts. You retain access to your account until the end of your billing period.
What happens to my data if I cancel?
You lose nothing. All your projects stay visible, with the figures exactly as you calculated them. You just can't change them any more: as with a free account, one project stays editable and the rest are read-only. Subscribe again later and you can pick up where you left off everywhere. Want to remove your data? You can fully delete it from your account settings.
Which payment methods do you accept?
We accept all major credit and debit cards, including Visa, Mastercard and American Express. Payments are processed securely by Stripe.
KPIs, formulas & transparency
Which KPIs can I calculate with the tools?
Our tools provide a complete set of property KPIs. In the Transformation Calculator, among others: ROI, ROE, profit, profit margin, break-even price, LTV (initial and, where applicable, at exit), cash required, sale price and costs per sq ft, cost of delay, total costs and revenue, IRR, and payback period. In the Buy-to-Let Calculator, among others: gross yield, net yield, NOI, cap rate, DSCR, ICR, monthly and annual cash flow, cash-on-cash return, break-even occupancy, value per sq ft, effective rent per year, project IRR, equity IRR, and equity multiple.
Can I see how the calculations are made?
Yes. For every KPI you can view the underlying formula and assumptions. This way you always know exactly how results are generated and can easily verify or adjust them.
Can I adjust my own assumptions and cost items?
Absolutely. You can enter all key parameters yourself, such as purchase price, refurbishment costs, financing terms and running costs. The tool updates the calculations instantly based on your input.
Projects & scenarios
Can I save and manage multiple projects at the same time?
Yes. You can easily create, save, and reopen multiple projects. This helps you keep an overview of different investments or development plans.
Can I compare scenarios, such as before & after?
Yes. With Before & After you can put a transformation project side by side before and after the refurbishment and instantly see the difference in costs, value and return. You open it from a saved transformation project under 'My projects'. The scenario comparison is being expanded further.
Can I calculate cash flow over multiple years?
Yes. The Buy-to-Let Calculator calculates both monthly and annual cash flow, including interest, capital repayment and rent indexation. This gives you a realistic multi year return overview.
Property types & Stamp Duty by country
Can I use this for both residential and commercial property?
Yes. The tools are flexible and suitable for both. You can use them for flats, houses, offices, retail or mixed-use schemes.
Does the tool calculate Stamp Duty in bands?
Yes. For England and Northern Ireland the tool runs SDLT through its bands and stacks the surcharges that apply: +5% on an additional property and +2% for a non-UK resident. Scotland and Wales are covered too, each on its own levy: LBTT with the 8% ADS surcharge in Scotland, LTT on its own higher-rates table in Wales. Pick 'non-residential' as the buyer type and it switches to the non-residential bands. Markets that use a flat rate or your own thresholds are supported too: enter the bands and the tool works out the amounts.
Does the tool cover both development and buy-to-let projects?
Yes. The Transformation Calculator focuses on buying and refurbishing with a sale as the end goal, while the Buy-to-Let Calculator focuses on letting and long-term operation. Together they cover the full property lifecycle.
Investing abroad & taxation
Can I use the tool for property outside the UK too?
Yes. The tool supports twelve markets: the United Kingdom in three parts (England & NI with SDLT, Scotland with LBTT, Wales with LTT), the Netherlands, the United States, Spain, Dubai, Switzerland, Australia (New South Wales), Aruba, Curaçao and Bonaire (Caribbean Netherlands). For each country BRIX Calc applies the correct transfer tax and acquisition costs, in the matching currency, and the field labels and address fields adapt to the country you pick. For Switzerland and Spain it additionally shows the property gains tax on sale as a separate layer.
Does the tool account for the difference between resale and new-build?
Yes, and that difference can be large. In Spain your tax flips from ITP (resale) to 10% VAT + AJD (new-build). In Dubai you pay no agent commission on off-plan (the developer covers it), while the DLD fee is 4% either way. BRIX Calc adjusts the right line items automatically once you pick the type.
Does BRIX Calc include the non-resident surcharge?
For England & Northern Ireland, yes: if you buy as a non-UK resident, the tool automatically stacks the +2% non-resident surcharge across your whole purchase price, on top of the SDLT bands and any +5% for an additional property. Scotland and Wales do not have a non-resident surcharge, so the tool neither asks for it nor applies it there. The same now applies to Australia: tick “foreign person” and the tool adds the NSW +9% purchaser duty surcharge, plus the +5% annual land tax surcharge on the land value.
Does BRIX Calc calculate before or after tax?
The core KPIs (return, IRR and cash flow) are before income tax and corporation tax, so deals and countries stay cleanly comparable. For Switzerland (Grundstückgewinnsteuer) and Spain (plusvalía municipal), BRIX Calc additionally shows a separate layer: your net profit after the property gains tax on sale. You set that rate yourself, so you can work with your own cantonal or municipal figures.
Which currency do I calculate in for an overseas deal?
In the currency of the market: pound for the UK, euro for the Netherlands and Spain, dollar for the US, dirham for Dubai, Swiss franc for Switzerland and Australian dollar for Australia. As soon as you pick a country, the amounts, rates and labels switch with it, so you never confuse a pound with a euro.

Is my data safe and private?
Yes. All data is securely stored and accessible only to you. We use encryption and comply with GDPR regulations.
Can I share my calculations with an investor or a lender?
Yes. You export any calculation with one click as a polished PDF, with your key figures, charts and assumptions, so you can share your plans professionally with an investor, a broker or your lender. This works in both the Transformation and the Buy-to-Let Calculator. Sharing via a direct link is still on the roadmap.
Can I add financing with multiple loan parts?
Yes. The tools support financing with multiple parts, such as a development facility, a BTL mortgage and a personal loan. Each part can have its own interest rate, LTV, payment frequency, repayment schedule, fixed-rate period, interest type and term.
